Despite the lagging economy, there is good news that some businesses are going forward with construction plans in King George.  
A new Dollar General store is coming to the Courthouse area and McDaniel’s Car Wash is being established in Dahlgren.
The following plats and plans were reviewed and approved by the Planning Commission at its meeting last month on June 8.

WOODLAWN COMMERCIAL SUBDIVISION FINAL SITE PLAN    
The Planning Commission provided approval for a request from Carol Kramer and Laura and Harvey Yarus for a final site plan to subdivide property known as Woodlawn (Commercial) Subdivision, Parcel D into two lots.  
The property is zoned General Trade (C-2) and identified as Tax Map 24 Parcel 163D.   Parcel D contains 4.62 acres in total, with Lot D-1 (on the corner) containing 1.86 acres and Lot D-2 containing 2.76 acres.
It is located on the north side of Route 3 at the intersection of Tinsbloom Mill Lane (Route 1097) with access only to be provided from Tinsbloom Mill Lane.  

DOLLAR GENERAL FINAL
SITE PLAN    
The Planning Commission provided approval for a request by Monte Turner, CCIM, contract purchaser, to construct a 9,372 square foot one-story retail sales building on Tax Map 24 Parcel 163 D-1, containing 1.86 acres as noted above.  
The building is to be developed as a Dollar General store. The property is zoned General Trade District (C-2) and retail sales is permitted by-right within the C-2 Zoning District.
The parking requirements call for one space for every 250 square feet of retail sales area, with a total of 37 parking spaces required. 42 parking spaces are being provided.
‘Best management practices’ are required under Chesapeake Bay regulations and are incorporated into the method of storm water management proposed, which is a combination of  Filtera filters and an extended detention basin. The detention basin also serves to control the release of storm water from the site.  
Access to the site from Route 3 is provided by way of Tinsbloom Mill Road as approved by the Virginia Department of Transportation. The landscape plan meets the parking lot landscaping requirements. The project is to be served by a public water and sewer from the King George County Service Authority.
MCDANIEL’S CAR WASH FINAL SITE PLAN    
The Planning Commission provided approval for a request for McDaniel’s Car Wash final site plan. The property is located in Dahlgren on the east side of US 301 next to Pancho Villa restaurant. It is identified on Tax Map 9 Parcel 81 (part of).
The property is zoned General Trade District (C-2) and the proposed use as a ‘car wash’ is permitted by-right within the C-2 Zoning District. Access to the site is being provided from US 301 through an existing shared entrance previously approved by the Virginia Department of Transportation.
Specific parking requirements are not provided in the county Zoning Ordinance for a car wash. Several vacuum spaces are provided along the western property line.
‘Best management practices’ are required under Chesapeake Bay regulations and are incorporated into the method of storm water management proposed, which is a combination of a Stormpure brand filter and an underground extended detention basin.  The underground extended detention basin also serves to control the release of storm water from the site.  
The landscaping plan meets the Highway Corridor Overlay District landscaping requirements. The project is served by a public water and sewer provided by the King George County Service Authority.
